To ensure the effectiveness of the approval and renting process, it is the policy of Ally Property Management & Real Estate that an application must be approved before a showing will be scheduled.
Please read these guidelines before turning in your application to request a showing.
If interested in multiple properties, only fill out one application.
Application and screening fees are generally non-refundable once screening has begun (screening has begun when the screening report has been ordered)*. Fees collected are equivalent to the costs of processing the application. Fees must be paid prior to processing the rental application.
Once an application has been received, the process begins within 24 business hours. The income will be verified, employment will be verified, a rental history will be gathered, a background check will be conducted, and a credit report will be obtained.
Applications are processed on a point system and scored based on factors including, but not limited to, rental and homeowner history, income, debt owed, employment, eviction history, criminal history, resident/credit score, and creditor debt payment history.
Although generally faster, we strive to process applications within 3 business days of receiving the application.
If you are unsure about applying for a property, please contact the leasing agent to discuss your situation with them before applying. The agent may email/message you a link to a virtual tour of the property and further steps to continue.
We do not "hold" properties for applicants. After gaining an approved application status, an applicant can schedule a showing and make an offer to lease any property we have to offer that the applicant meets approval standards. Please be prepared to pay all move-in expenses when you want to make an offer to sign a lease.
Liability to landlord and renters insurance will be required for all leaseholders.
All leases are for 1 (one) year terms. We do not offer short-term leases.
We do not accept co-signers/guarantors (a non-occupant who would sign but not live in the property).
This standard is applied consistently to all applicants and documented as part of the screening process.
- To ensure the effectiveness of the approval and renting process, the primary applicant and all leaseholders must have an approved application on file with Ally Property Management & Real Estate to schedule a showing and potentially lease the property (fees apply).
- The primary applicant should be the occupant who has the most rental and credit history.
- Applications are kept on file for 4 months.
- All leaseholders must be at least 19 years old.
- All potential leaseholders must have an approved application that includes a background and credit check (fees apply), and verified income qualification to schedule a showing and potentially lease the property.
- Income qualification (DTI): The potential leaseholder(s) debt-to-income ratio must be lower than 49.9% (Class A: 35% or less). DTI is calculated using (1) the applicant’s average monthly after-tax income over the prior 8 calendar months (verified) and (2) the applicant’s current monthly debt obligations as shown on the consumer credit report, plus any court-ordered garnishments/child support (as applicable), and including the monthly rent and any pet fees for the property of interest.
- To qualify for a Class A property, the potential leaseholder’s after taxes debt-to-income ratio is required to be 35% or less.
- After taxes debt-to-Income ratio: Monthly debt owed to creditors of any kind, including credit cards, auto loans, student loans, (loans of any sort), garnishments, child support, rent, and pet fees for the property applying for, divided by monthly after taxes income. (Must be below 49.9% to be approved on income criteria standards).
- Applicants may be asked to supply additional information, including, but not limited to, an asset verification form, bank statements, pay stubs, new employment verification letters, and income tax-forms for those self-employed.
- An asset verification form for your FDIC banking institute to fill out and sign can be received by emailing [email protected] or can be found under "tenant links" under the Renters tab at the top of this page.
- We currently do not accept Section 8 voucher program payments.
- All potential leaseholders must provide positive rental references from an unrelated source.
- Rental history with disturbance complaints and poor property condition will be denied.
- A professional resume including two character references from unrelated sources will be required in cases where there is no prior rental history for the primary applicant.
- Applicants must prove that previous rental, mortgage, utility, and other installment and revolving credit account payments were made on time and without demand.
- 24 months of credit payment history will be reviewed. Having multiple late payments and/or past due debts will negatively impact the applicant and may result in the application being denied.
- 60+ days late payments, charge-offs, or accounts in collections on 3+ charge/credit accounts of any kind will result in a denied application.
- 3+ over 10-day late payments or NSFs in the last 24 months to current and prior landlords will result in the application being denied.
- A balance being owed to a prior landlord will result in an automatic denial of an application.
